I had a landlord hold onto my entire deposit for what seemed like a bogus reason so I reached out to Aaron via his web form and received an email back from him shortly thereafter.

After reviewing my lease, Aaron was able to tell me that my landlord had not complied with RLTO and that I had a strong case.

Long story short, we filed suit and I was able to collect on my landlord.

Aaron is a pro and I highly recommend reaching out to his office if you think you’ve been done dirty by a landlord.

When I first started the process with finding a lawyer in regards to retrieving my security deposit I didn't know where to begin. Many law firms that I contacted told me that they wouldn't be able to help me and I became highly frustrated. I typed in security deposit lawyers into my google search and the first name that came up was Aaron Krolik. I must say that I was highly impressed by reading his reviews on line so I contacted him :) Within two weeks he was able to get the ball rolling and needless to say he was able to get me back my security deposit times 2. I highly recommend him if you are having an issue similar to mines.

Very rude. Unprofessional. Don't even bother calling.

Many other lawyers and firms have not gotten back to my calls and emails, but Aaron has ALWAYS been quick to respond.

He gave me realistic expectations and possible outcomes with my landlord issues. Dealing with the law and contracts is never easy, so he might come off a bit strong to those expecting an easy way out. From my interactions with him, I believe he's passionate, compassionate, and honest with his law practice.

If you need legal representation, especially for a time-sensitive issue, contact Aaron.

I actually haven't had to use Aaron's services, because he was straightforward enough to tell me I didn't need them for my current situation. Even though I'm sure he was busy with clients, he did get back to me sooner than he'd planned on when I told him I was meeting with my landlord soon after we spoke. I hope I don't need a tenant lawyer, but if I ever do Aaron would be my first choice.

When my landlord refused to return my security deposit after claiming he had to paint the walls and refinish the floors at the end of my 5-year residency, I turned to Aaron. He heard me out, saw that I had a good case, and acted swiftly to serve the landlord. End result? Within 6 weeks, he negotiated a deal where I got back over 2x the value of my security deposit. I like his candor and his 'I got your back' attitude. I would definitely recommend Aaron Krolik Law for any tenant-landlord issues.

I called Aaron's office to ask about whether my situation is something they can help with, and getting some info on how much it would cost me. On the same phone call, Aaron spoke to me, asked about my situation, collected the details and allowed me to share all the details I thought he would need to know. With the phone call and a few email exchanges he was able to explain what's going on, and provided some suggestions on how I proceed. Great service. All of this was done same day. Thanks Aaron.

Aaron was a pleasure to work with. He was professional, polite, and ultimately got the job accomplished. I’d 100% recommend Aaron to any Chicago tenant that’s frustrated with getting screwed over by their landlord. He helped me receive 2x my security deposit back. Overall, great experience!

Dynamite attorney defines Aaron! I was having landlord issues (after having to relocate out of state for work) and trying to find a sub-tenant. Aaron answered my call immediately, had a solution within hours and everything resolved within two days. My only regret is I didn't know about him earlier! However, I would highly recommend him to anyone...got my deposit back, "stopped the bleeding" of paying rent in Chicago when I lived out of state, dealing with a landlord that refused to negotiate, etc. Thank you so much, Aaron!

As a person who has known and dealt with this extremely competent attorney for 42 years please note that the two disgruntled reviewers are landlords and husband and wife who were found to have violated the Chicago RLTO law. The tenants, who are Clients of Aaron sued these landlords who were  FOUND liable for violating numerous security deposit provisions of the Chicago Residential Landlord Tenant Ordinance, Case No. 18 M1 132856. Judgement entered yesterday Monday 10-28-19 in the amount of $11,916.75 against Sam Kain and his wife Inessa by Judge H. Yvonne Coleman in the Circuit Court of Cook County First District, Illinois. I am writing this because Google will not let Aaron reply to these negative, fraudulent libelous reviews. If you are in need of further explanation contact Aaron KROLIK directly.

Unethical and obnoxious. I would never refer anyone to him. He’s crude and rude, and has zero people skills. There are so many better attorneys to hire.

Aaron Krolik Law - Be aware! Be warned! He is a prime example of what everyone calls the bottom of the barrel lawyer: unethical, unprofessional and extortionist. He is currently representing a former tenant of mine who did not pay their utility bills and left my house in neglected shape when they moved out. They did not pay their City of Chicago utility bills for the entire year. After multiple attempts to reach the tenant, I was forced to deduct expenses related to unpaid bill and cost of clean up from the security deposit. This is in agreement with Chicago lease agreement that was signed by the tenant along with City of Chicago bi-laws governing landlord tenant relationship. I returned the balance of the deposit to the tenant in a timely manner.

I suppose the tenant did not like paying for what they owed or wanted to go after the landlord who provided safe and comfortable home for them to live in. They hired Mr Krolik's company. When I called Mr Krolik and asked him what was the nature of this lawsuit and what was the complaint about attempting to provide my insights of what really happened, the first and only thing that Mr Krolik said was "Give me the number". He only wanted to discuss money we were willing to pay him and was not interested in discussing the nature or validity of the filed lawsuit or terms of settlement. He said he did not want to discuss anything else but the amount of money I was going to pay him. Is this how licensed attorney should behave? Is this the level of standards we want to hold our licensed attorneys to? Is this the way to treat anyone?

Aaron Krolik, if you can even call this guy an "attorney", is an extortionist who targets honest landlords in the City. Landlords like myself provide a valuable service of offering affordable and safe housing in the city of Chicago. Landlords are being targeted by people like Mr Krolik. A complaint against him and his company and request for investigation has been filed with the Illinois Attorney General's Office, Office of Inspector General.

A lawyer has yet to get back to me after calling 3 times and left a voicemail once, I have a slum lord issue which I thought they dealt with but I guess not but I feel they could’ve at least gottten back to me especially since they’ve gotten back to everyone else.

Aaron Krolik was extremely helpful with a landlord that had surprisingly and unlawfully withheld portions of our deposit. He explained everything and kept us informed in a timely manner throughout the entire process. He also handled things very strategically when the other party started waffling and being uncooperative. It was a pleasure to work with someone so straightforward and efficient. I would definitely recommend Aaron's legal services to others with similar issues!

I had a perfectly fine relationship with my landlord of 3 years -- until I moved out and he paid me less than half of my security deposit. My landlord had used the money for minor wear and tear, including painting the apartment and replacing a light fixture that had never worked since I moved in. He also failed to provide itemized receipts for what these repairs cost.

After reading his reviews, I contacted Aaron to see what my options were. He asked me to send him a copy of the letter from my landlord as well as a copy of my lease. He got back to me almost immediately and said I had a great case. In addition to what I mentioned above, it turns out my landlord also hadn't paid interest on my security deposit, the penalty for which is twice the amount of the security deposit. In his defense, after I sent my landlord a letter, he offered to pay me half the remainder of the security deposit, but it was too little too late -- and if he had been willing to do that in the first place, why not just send that amount from the beginning? The whole thing felt dishonest on his part, which is why I'm glad I contacted Aaron.

Aaron emailed me often to keep me informed of how the process was going. We didn't go to court since my landlord basically had no case, and the whole thing was settled in about two months. I ended up with an amount that was more than fair without gouging my landlord, and Aaron was able to get his fees from the landlord as well. The only thing I paid out of pocket was the fee to file the lawsuit, which I gained back more than threefold when the lawsuit was settled.

If you have any kind of problem similar to mine, don't hesitate to contact Aaron. The whole process of filing a lawsuit was stressful and annoying, but these things are sometimes necessary to get what you deserve. Aaron took the reigns and basically dealt with it all himself -- making things much easier on me.

Your only option in the city of Chicago for the best/top tier attorney to represent tenants is Aaron Krolik. Aaron listens, empathizes, and is the premier subject matter expert in real estate and tenant law.
So often everything favors on the side of the landlord, but Aaron's trust in you as a client allows him to ensure that you are not being taking advantage of. This is rare in this day & age and coming from an attorney. I'm so grateful to the effort that Aaron put into my case, and just like the rest of his reviews… you will see a successful outcome. 100% recommend.

Aaron Krolik is a game-changer. He is sharp, dedicated, incisive, and the consummate professional. He's also a pleasure to work with, and his creativity and hard work were a huge asset for me. If you have a landlord-tenant dispute, this is the only call you need to make!

I called Aaron yesterday seeking his help to get out of my apartment building without any financial reprocussions and he told me to email him a copy of my lease and he would read it over and get back to me . So I immediately did as such at 1:04pm. I gave him time to look over the lease and didn't hear back from him until I called him the next day which he asked me what I wanted to do and I was explaining my situation with him and he told me "all you're doing is whining " . I immediately in shock and asked him why he would speak to a potential client in that manner and he then goes on to say "I don't think I'm going to be able to help you" Yeah I didnt want your "professional" help after that anyway. What "professional" says that to a potential client?! My "whining" was valid complains to my STORY that leaves me eligibile to SUE. You unprofessional jerk. Take your money and time and go elsewhere . This guy doesn't care about anything but being a condescending prick.

Edit in response to owner comment :
I did not refuse to let you talk I was explaining my situation to you and as a professional attorney you should listen to your clients story to get all the information about the case. Everything I said was relevant to the case . If you had ideas you could have politely explained them when I stopped talking to give you a chance to respond instead of saying "I'm whining " you should have replaced the negative comment with a positive one .

Aaron Krolik helped me to retrieve my security deposit of $1300 from a landlord who wouldn't return my deposit. After months of trying to get my prior landlord to cooperate without him giving us the runaround; we finally came up with a agreement which He stop making payments after the 3rd payment. I can say Mr. Krolik never gave up and now I have received PAYMENT IN FULL for my settlement.
Mr. Krolik has a lot of knowledge, and if you didn't understand something he will take his time and explain it to you, he responds to all his emails and calls pretty quickly as well. I will forever be thankful I found you and I will recommend any and everyone that has been in my shoes that needs help with getting their security deposit back to you! Your awesome!!!!

Aaron has helped to retrieve my security deposit twice in 6 years. In my most recent experience my former landlord not only unjustly kept my deposit but tried to charge me an additional $1400 for all new carpeting. He sent me an estimate for the carpeting several months after the lease ended.
Aaron did an awesome job! Everything went smoothly and we were able to handle everything via email. In the settlement I got back even more than my security deposit and I was not responsible for any fees. I highly recommend Aaron !

I used Aaron a few years back and can't believe it's taken me this long to write a review! Aaron is the real deal- I promise that these reviews are not exaggerated.

I was living in Printers Row and was paying $1,800 in rent (at the time this was pretty high for the area) and I had a security deposit of $3,600. I was diagnosed with epilepsy and was having several grand mal seizures a week- I couldn't live alone and was forced to withdraw from school and move back in with my parents at the time. My landlords lived out of state and weren't particularly friendly. They basically said they were sorry I was having health problems but I was SOL on the lease.

I initially reached out to my dad who was a law professor at the time- he didn't specialize in real estate law so he referred me to Aaron who had come highly recommended from a fellow law professor in the real estate space.

He asked for my full lease (which was emailed to me so I just forwarded it to him) and within 15 minutes he told me he could legally terminate my lease for $1,000.00 because my landlord failed to attached the correct RLTO Summary to the rental agreement. Long story short, I paid Aaron - and everything turned out as he promised. My landlords refunded my security deposit with interest, in full, and that was that. I still keep in touch with Aaron and refer him as many people as I can.

Don't hesitate to call him if you have any tenants rights questions - he's a pleasure to do business with. How refreshing it is to be able to say that about a lawyer these days!

My experience with Aaron was superb. I researched him and heard about him through a friend. I met up him, told him everything and he took it from there. He is great at what he do. He is the most class-personified attorney I have ever dealt him.

Thanks Aaron

Aaron helped me with a security deposit issue (landlord kept part of my deposit without following ordinance). He was very easy to work with and I walked away with more money than I originally thought possible. I thought if I hired an attorney I would have to pay a lot of fees, but actually I only had to pay the court's filing fees, which I received back as part of the settlement. If I ever have another security deposit or lease issue , I'll definitely email Aaron!
