David saved my real estate deal!

After working with an out of state seller for many months to purchase his parent's home we finally came to a happy agreement. Now all that needed to be done was for the title company to get all of the documents in order. After working with these folks for quite a while I came to know, like and trust what they told me.

Here's where the fun began

There was a simple title requirement which I have encountered many times in the past as had the title company we were using. The seller not being in the business or represented by a real estate agent had their family attorney look at everything the title company was asking for. Unfortunately the attorney decided to tell the title company and the seller that they wouldn't provide what the title company's underwriter's required. So we hit a serious roadblock. This was to be a great acquisition for my company and we already had quite a bit of time and resources allocated to it.

After multiple conference calls and e-mails between the tile company, the underwriter, the seller's attorney and myself. The seller’s side simply would not agree to furnish what was required by the title company to insure the title…with the seller's attorney constantly blaming the largest underwriter in the nation of not knowing how to do their job.

After practically banging my head against my desk and giving up, I called Proven Resource.

David and I had spoken in the past but this was the first time I was engaging his company for their services. After speaking with him for a few minutes he had me relaxed and assured me that if there were a solution we'd find it.

After a few weeks of communication we were able to close the deal because of David's wisdom. He allowed the sellers' attorney to choose a title company who would be willing to work with them so long as they could provide us with the type of deed we required. Lo and behold it worked! The author reminds the reader that real estate laws are under frequent revision and vary from one local to another so the reading should be followed by a swift appointment with an attorney specializing in Real Estate Practice if this is more than a subject of "academic interest!"
